Today we received our foundation permit. This will allow us to dig and build our foundation while we are still working on approval for our overall construction plans.
Today the city of Arvada issued us our Site Permit. This allows us to start grading the property! We also turned in our signed copy of the Development Agreement which should be the last deliverable for the FDP process.
We updated our FDP submission to include the additional egress balcony and stairs on the south side of the building.
After a fun weekend of reading IBC (International Building Code) Chapter 10 Means of Egress we had a meeting with the Building department to discuss our egress plans. As a result we are going to be adding a second egress from the residential level via a door and balcony/stair on the south side of the building. Watch out cocktail parties as I am now armed with a detailed understanding of “occupancy load” and “common path” facts.
We turned in our second FDP submission today. Fingers crossed.
